A <br />yard extends between a lot line, at right angles to such <br />lot line, and the nearest line of a building. <br />b. Yard - Required. A portion of the front yard, side yard, <br />or rear yard which is required by setback standards, <br />Section 4. <br />Section 903.020.D.2. is hereby amended to read as follows: <br />D. 2. a. Except for accessory sheds and air conditioning <br />equipment, no accessory buildings, accessory sheds, <br />structures, uses and equipment shall be erected or <br />located within any required yard other than a rear <br />yard. ,gublect to subd. D 7.b. below, accessory <br />sheds and air conditioning equipment may be located <br />in the side yard, provided that such shed is <br />located no closer than three (3) feet to any side <br />or rear lot line. In no case shall an accessory <br />shed or air conditioning unit be located within <br />thirty (30) feet of a public right of way. <br />b. Except by Conditional Use Permit, no accessory <br />building or shed may be located closer to the front <br />line of the lot than the rear building line of the <br />principal structure. The issuance of a Conditional <br />Use Permit for location in front of the rear <br />building line of the principal structure shall be <br />considered to be special exceprinn, conditioned <br />upon factors including, but not limited to, the <br />following: <br />i. The accessory building or shed is screened <br />from the view of the public street with <br />fencing and /or landscaping. <br />ii. The architectural appearance of the accessory <br />building is coordinated with the principal <br />structure. <br />iii. Placement of the accessory shed shall not <br />detract from the appearance of the streetscape <br />and shall be consistent with the character of <br />the neighborhood. <br />Page 24 <br />
