MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />APRIL 10, 1997 <br />Pursuant to due call and notice thereof, a regular meeting of the Planning <br />Commission of the City of Little Canada, Minnesota was held on the 10t <br />day of April, 1997 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Chairman Gene DeLonais called the meeting to order at 7:30, P.M. and the <br />Following members of the Commission were present at roll call. <br />MEMBERS PRESENT: Mr. Gene DeLonais <br />Mr. Scott Barraclough <br />Mr. John Keis <br />Mr. Rick Montour <br />MEMBERS EXCUSED: <br />Mr. Dennis Carson <br />Mr. Dan Knudsen <br />Mr. Fred Schletty <br />ALSO PRESENT: Mr. Scott Richards, City Planner <br />Mrs. Kathy Glanzer, Admin. Asst. <br />MINUTES There being no corrections to the minutes of the March 13, 1997 meeting <br />those minutes stood approved as read. <br />CONCEPT Mr. Frank Frattalone reported that he owns the property north of Pioneer <br />REVIEW - Park and would like to develop this area with twinhomes. Mr. Gordie <br />PITRINA PARK Howe would be the builder. Frattalone reported that the property is <br />currently zoned Industrial -Park. The site has been for sale for a long time, <br />and it is apparent it will not sell as an industrial site. Frattalone felt the <br />property would be a good location for a townhome project. Gordie Howe <br />was asked to build the townhomes because of his good reputation and the <br />quality of his projects. Frattalone pointed out that his uncle owns a lot <br />abutting Centerville Road just north of Allen Avenue. His uncle has <br />indicated that he does not want to dedicate additional right -of -way for <br />Allen Avenue given that his property is only 111 feet in width. The <br />additional right -of -way would make his property unusable. Frattalone <br />indicated that the additional right -of -way could come from his property <br />located on the south of Allen Avenue. However, this would cause for ajog <br />Page 36 <br />
