TERMS OF THE LEASE <br />Your lease is for , after which it becomes a month to month lease with <br />a sixty (60) day written notice. This notice must be received by the Office prior to the first <br />day of the month. Termination will normally occur sixty (60) days following the date of <br />notice, unless termination is for non - payment of rent or material non - compliance. <br />Management shall give written notice of termination. <br />The notice of termination to a resident shall state the reason for the termination, shall <br />inform the resident of the resident's right to make such reply as the resident may wish, and <br />of the right of re -entry once proper notice has been given. <br />AUTHORIZED RESIDENTS <br />Only those individuals identified on your Lease and application are permitted to occupy <br />your unit. <br />GUESTS <br />The landlord must be notified in writing if guests of the leaseholder are expected to stay in <br />the unit for more than fourteen (14) consecutive calendar days. Any person staying in the <br />unit for more than fourteen (14) consecutive calendar days shall be considered an <br />unauthorized resident. The total number of days guests are allowed per year is twenty - <br />eight (28) per calendar year. <br />RESIDENT INSURANCE <br />None of your personal property or other belongings are covered by the owner's insurance <br />policy. We, therefore, strongly recommend you obtain "apartment renter's insurance" or <br />other similar insurance coverage.
