MOVE -IN OCCUPANCY <br />RENT PAYMENT <br />Your rent is due on the first of every month. If the first day falls on Saturday or Sunday, <br />your rent is due on Monday. No partial payments will be accepted. Your rent must be a <br />check or money order, no cash will be accepted. <br />LATE CHARGES <br />The Resident will be charged, and hereby agrees to pay, a late fee on any rent not paid on <br />or before the fifth (5th) of the month. If your rent is not paid by the tenth (10th) of the <br />month, we will file "Unlawful Detainer Action" against you. Late fees and court costs <br />become part of your rent. <br />Your rent should be paid directly to the Office at . Your <br />rent must be in check or money order, no cash will be accepted. We will not accept a <br />partial payment. <br />SECURITY DEPOSIT <br />The security deposit shall be $300 dollars. It will be returned to you plus interest when <br />you leave. Deductions for unpaid rent and/or damage to your unit beyond normal wear <br />and tear can and will be made from your security deposit. This is not to be considered <br />prepaid rent. <br />YOUR LEASE <br />All residents must sign a lease. It is a legal contract between you, the Owner and DMS <br />and is enforceable on both parties. Read it carefully.
