WALL COMPANIES 3670 IDS Center, 80 South Eighth Street/Minneapolis, Minnesota 55402
(612) 333-1663 Fax (612) 333 -1877
March 23, 1997
Mr. Joel Hanson, Administrator
City of Little Canada
515 Little Canada Road
Little Canada, Minnesota 55117
Re: Downtown Development Proposal
Dear Mr. Hanson:
We are pleased to submit the enclosed preliminary proposal for the Downtown Little Canada
Redevelopment Project. This proposal suggests that the site be developed to include extensive public
use space, destination retail, office, and residential.
Please note that we prefer to be involved in the development of the entire project. However, we feel
that we can work as a part of a team that may also include another developer for a part of the project.
We feel that there are a number of reasons why Little Canada should consider The Wall Companies for
this project. These include:
1. Strong experience in Destination Retail. Our team members have been involved in developing
many of the premier destination retail projects in the Twin Cities including Victoria Crossing in
St. Paul and the 50 and France area in Edina.
2. Financial Strength. The Wall Companies is very able to deliver and manage a project of this
nature. Over the years we have developed over 100 million dollars worth of projects and we feel
very comfortable in committing to a project of this nature.
3. Community Orientation. We enjoy community interaction and we feel that this project
especially must reflect the needs and interests of Little Canada. We are looking forward to
meeting with local business groups to discuss this project.
Page 7
