The street and building lighting fixtures, as well as the <br />landscape design, would be chosen to integrate all buildings. <br />Architectural Features <br />Our preliminary architectural sketch will attempt to link the project to the traditional <br />character and charm of traditional downtowns. The building materials will be varied <br />with an emphasis on brick selected to visually integrate all buildings. <br />The buildings will feature gabled roofs with dormers and second story office or <br />residential areas. Awnings and outdoor umbrellas will be emphasized as well as <br />courtyard fountains to enhance the park -like feel and to promote strolling from shop <br />to shop. <br />Project Timing and Scope <br />We plan to develop preliminary timelines that will call for a first phase development <br />to begin in the Spring of 1998. We see this first phase focusing on the north side of <br />Little Canada Road and consist of approximately 32,000 square feet of building with <br />a capital expenditure of between $2 million and $2.5 million. <br />We would anticipate that additional phases of the project would conform to the <br />Master Plan developed by the City and be completed in partnership with the City <br />Council and administrators. <br />Page 10 <br />
