PROPOSAL OVERVIEW <br />The Wall Companies' team seeks to participate in the Little Canada Redevelopment <br />Project either as the developer of the entire project area or in partnership with <br />others. In either situation we would strive to fully cooperate with the City Council, <br />city staff and other developers to integrate and coordinate the site planning, <br />architecture and leasing of the entire project. <br />Project Concept <br />In developing our project concept for the Little Canada Project, we spent <br />considerable time studying the extensive plan that has recently been developed by <br />city consultants. <br />As a result of these meetings we included the following goals and objectives in our <br />planning and design: <br />• Create a village concept that compliments the existing downtown area. <br />• Develop building massing that is episodic in nature, blending one <br />story, two story, various building finishes. <br />• Attract complimentary businesses for the existing downtown <br />merchants. <br />• Promote the downtown as a destination for retail, entertainment and <br />restaurants. <br />• Seek an appropriate mix of national credit tenants and unique, one of <br />a kind Local merchants. <br />• Emphasize public space such as outside dining, ponds, ice rinks and <br />fountains. <br />Site Plan Concept <br />Our site plan will incorporate our goals and objectives by stressing pedestrian flow <br />throughout the entire site and by creating visual as well as functional attractions <br />such as a pond and outdoor dining area. The pond will feature a lighted fountain to <br />serve as a community focal point in the summer and will be used for community ice <br />skating in the winter. The buildings are spaced and configured to reflect the relief <br />and facade treatment of a traditional downtown and to reduce large, visually <br />Page 9 <br />
