NXC <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: 6 May 1997 <br />RE: Little Canada - Knox Lumber PUD Amendment <br />FILE NO: 758.09 - 97.04 <br />BACKGROUND <br />Payless Cashways Inc., on behalf of Knox Lumber Company, has requested an <br />amendment to their existing Planned Unit Development conditional use permit to <br />accommodate various improvements to their facility located north of the Burlington <br />Northern Rail line and west of Country Drive. Specifically, the applicants have proposed <br />the following modifications to their facility: <br />1. Conversion of existing ± 47,000 square foot main building to all retail sales <br />(currently ± 50 percent of building devoted to warehousing). <br />2. Construction of a new 24,000 square foot commodity storage building. <br />3. Construction of a new 21,000 square foot millwork assembly building. <br />4. Remodeling of existing commodity building to include two offices. <br />5. Remodeling of existing line commodity sheds to accommodate an access drive. <br />6. Other minor site modifications including parking area re- striping, exterior lighting <br />alterations, and the removal /erection of fencing. <br />7.
