The subject site is zoned B -W, Business Warehouse.
Attached for reference:
Exhibit A:
Exhibit B:
Exhibit C:
Exhibit D:
ANALYSIS
Site Location
Site Plan
Building Elevation
Floor Plans
Planned Unit Development. In the Spring of 1987, the City approved a planned unit
development (conditional use permit) for Knox Lumber. The PUD application was deemed
necessary to accommodate multiple principal buildings and accessory retail sales uses
upon the subject site. To accommodate the various site improvements, the processing of
a PUD amendment is necessary.
Setbacks. As noted previously, the construction of two new buildings has been
proposed. Specifically, a 24,000 square foot commodity storage building has been
proposed in the west - central area of the site, while a 21,000 square foot millwork assembly
building has been proposed in the southeast corner of the site. Both proposed structures
meet applicable B -W District perimeter setback requirements.
Off - Street Parking Supply. It is the intent of the applicants to essentially "double" the
amount of interior retail sales area upon the site. Specifically, it is proposed that + 21,000
square feet of the site's main building be converted to retail sales. As calculated below,
a total of 251 off - street parking stalls is necessary to accommodate expected parking
demand.
Use
Square
Footage
(Net)
Ratio
Required
Spaces
Existing Main Building
Sales'
37,350
1 per 350 SF of floor area
107
Office
4,950
3 + 1 per 200 SF of floor area
28
North Storage Building (warehousing)
1,920
1 per 1,000 SF of floor area
2
Existing Commodity Storage
(warehousing)
6,000
1 per 1,000 SF of floor area
6
Existing Commodity Storage
(warehousing)
16,000
1 per 1,000 SF of floor area
16
2
Page 107
