Structure Separation. According to the Zoning Ordinance, no building within a PUD may <br />be nearer to another building than one -half the sum of the building heights of the two <br />buildings. Conformance with this provision cannot be determined until structure heights <br />are specified. <br />Grading and Drainage. The construction of the two proposed structures may have an <br />impact upon site drainage. The City Engineer should provide comment/recommendation <br />on grading and drainage issues. <br />Fencing. In conjunction with the proposed structure construction, portions of the existing <br />fencing is to be removed and new fencing erected. As a condition of PUD /CUP <br />amendment approval, all site fencing must comply with applicable provisions of the <br />ordinance. <br />Building Materials. As mentioned previously, the applicants have requested flexibility <br />from the City's building material requirements. According to the Zoning Ordinance, no <br />engineered steel buildings with metal exteriors (walls or roof) which are in excess of 120 <br />feet are allowed. It is the intent of the applicants to finish the northern facade of the <br />commodity storage building (visible from public street) in rock face concrete block veneer <br />and plywood siding. All other facades of the building (not visible from public street) would <br />be finished i metal. It is further proposed that all facades of the millwork assembly building <br />would be finished in metal. The assembly building is located in the southeastern portion <br />of the site and is not visible from the public street. As a condition of PUD /CUP amendment <br />approval, a determination should be made that the proposed building materials are <br />acceptable. <br />CONCLUSION <br />Based on the preceding review, our office recommends approval of the requested <br />PUD /CUP amendment subject to the following conditions: <br />1. A total of seven handicap parking stalls are provided in accordance with State ADA <br />requirements. <br />2. All new and relocated lighting is hooded and directed to reflect light away from <br />adjacent properties and public rights -of -way. <br />3. The proposed structures are not nearer to another structure than one -half the sum <br />of the heights of the two adjacent buildings. <br />4. The City Engineer provide comment and recommendation in regard to grading and <br />drainage issues. <br />4 <br />Page 109 <br />
