As such, an ample supply of off - street parking exists on site to accommodate
anticipated off - street parking demand.
Handicap Parking. According to State American Disability Act requirements, a total of
seven off - street parking stalls devoted to handicap use must be provided upon the subject
site (for parking ranges 201 to 300 stalls). Currently, only four handicap stalls exist on
site. As a condition of CUP /PUD amendment approval, an additional three handicap
parking stalls must be provided.
Surfacing. According to the submitted site plan, the rear yard area of the property (south
of proposed millwork assembly building) is to be surfaced with six inch crushed rock.
While this area of the site is not accessible to the general public, it is available to facility
employees for off- street parking purposes (ten stalls proposed south of millwork building).
As a condition of PUD /CUP amendment approval, all areas of the site utilized for off - street
parking and common ingress and egress of vehicles should be surfaced in asphalt,
bituminous, or concrete.
Structure Height. According to the submitted building elevation, the new warehouse
building is to measure 21 feet in height, well within the maximum 36 foot requirement
imposed in the B -W District. While assumed, it should be demonstrated that the proposed
millwork assembly building also complies with the referenced height requirement.
Lighting. As a result of the proposed building expansion, a number of new or relocated
lights are to be erected upon the site. All site lighting should be hooded and directed to
reflect light away from adjacent properties and public rights -of -way.
3
Page 108
