MINUTES <br />PLANNING COMMISSION <br />MAY 8, 1997 <br />Schletty pointed out Mr. Leis' understanding that all houses in the <br />neighborhood would be the same. Schletty asked if there are any <br />covenants filed on the property that would guarantee these rights. <br />Leis stated that there is nothing in writing, only verbal commitments from <br />Fran Husnik and Larry Lee. Leis stated that he would try to gather <br />information on comparables to prove that property values will go down <br />once this house is moved into the neighborhood. <br />Montour pointed out that the applicant needs a Conditional Use Permit. <br />The City can place conditions on a CUP. Therefore, if there is specific <br />architectural information that Mr. Leis thinks should be considered, this <br />should be presented. <br />Leis expressed concern with the floor plan of the house and felt it was <br />drastically different from the existing homes in the neighborhood. Leis <br />encouraged the Commissioners to drive through the neighborhood. <br />DeLonais replied that the Commissioners have already done that and <br />indicated that he did not see much difference between the house to be <br />moved in and the existing homes. <br />Pajari pointed out the older stucco home that exists in the neighborhood. <br />Leis felt the location of that house in the neighborhood was a big mistake. <br />This house was moved in before the other homes were built. <br />There was no one else from the general public present wishing to <br />comment on this matter. <br />Schletty indicated that he is concerned that there is a lack of definitive <br />plans for the upgrade of the house. Schletty stated that he would like to <br />know exactly what the house would look like. <br />Pajari indicated that he would like to sell the home for as high a price as <br />possible. Pajari felt a three -car garage added to the front of the house <br />would make it more saleable. A three -car garage will also provide a more <br />detailed roofiine for the house. <br />The Commission asked Mr. Pajari for a definite commitment on the <br />improvements to be made to the house. <br />Pajari replied that he would construct a three -car garage on the front of the <br />house, installed a turned gable to the roof for the third garage stall, and <br />add brick wainscoting to the front of the house.
