NXC <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: 5 May 1997 <br />RE: Little Canada - Jim Boss Lot Split <br />FILE NO: 758.09 - 97.10 <br />BACKGROUND <br />Mr. Jim Boss has submitted a proposal to divide his 23,574 square foot property into two <br />individual parcels. The subject property is located north of LaBore Road and west of <br />Greenbrier Street. The property is zoned R -1, Single Family Residential. It is the specific <br />intent of the applicant to subdivide the lot into a 10,900 square foot and 12,673 square foot <br />parcel. To accomplish the proposed subdivision, it will be necessary to relocate the <br />applicant's detached garage approximately 30 feet to the southwest. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Survey <br />ANALYSIS <br />Survey. To illustrate the applicant's proposed subdivision, a survey has been submitted <br />(attached as Exhibit B). The survey indicates that Tract A is to have an area of 10,072 <br />square feet and Tract B is to have an area of 13,501 square feet. In actuality, it is the <br />intent of the applicant to shift the southern lot line of Tract A eight feet to the south. As a <br />result, the submitted survey does not accurately illustrate the proposed subdivision. <br />Additionally, the proposed garage location has not been drawn to scale.
