As shown below, both proposed lots exceed minimum lot area <br />and wid h requirements imposed in the R -1 District. <br />Setbacks. As a condition of subdivision approval, a determination should be made that <br />all applicable R -1 District setbacks have been satisfied. This is particularly relevant to <br />proposed Tract B on which the applicant's residence lies and detached garage is to be <br />relocated.
