Park Dedication. As a prerequisite to subdivision approval, the ordinance stipulates that <br />subdividers must dedicate land or the cash equivalent for public park purposes. The form <br />of contribution, cash or land, is subject to recommendation of the Little Canada Parks and <br />Recreation Commission and approved by the City Council. <br />Access. As a result of the proposed subdivision, access to Tract B will be relocated from <br />Greenbrier Street to LaBore Road. Such access /driveway relocation is considered <br />acceptable. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval of the proposed <br />subdivision subject to the following conditions: <br />1. The site survey is revised to accurately depict the proposed lot dimensions and <br />detached garage (to scale). <br />2. The applicant provide legal descriptions of the proposed lots as depicted on the <br />revised site survey. <br />3. The applicant demonstrate to the City that the detached garage shall comply with <br />applicable R -1 District accessory building setbacks. <br />4.
