6. Licensee agrees to assume all liability and to indemnify and compensate NSP for any injury or damage to persons or property including NSP's property or employees, occasioned by, or arising in connection with the use of the above encroachment area by Licensee, its employees, customers or agents, and Licensee further agrees to defend, indemnify and save NSP harmless against all actions, claims, damages or demands which may be brought or made against NSP or by reason of anything done by Licensee, its employees, customers, or agents, in the exercise or purported exercise of the rights, privileges and duties herein granted. 7. Licensee shall maintain coverages as will protect it from claims under Workmen's Compensation Acts and insurance from claims for damages because of bodily injury, including death, and pro- perty damages which may arise both out of and during its use and occupancy of said encroachment area under this license, whether such use and occupancy be by itself or by any agent, employee, contractor, or anyone directly or indirectly employed by any of them, such insurance shall be written for not less than the following limits for any one person or occurrence: Comprehensive general liability insurance, including con- tractual liability: Bodily injury Property damage $500,000 each person $500,000 each occurrence $500,000 each occurrence $500,000 aggregate The risk of loss for any improvements on the premises shall be solely upon the Licensee. Licensee shall have NSP placed as_'a named insured on the above insurance policy or in the alternative, Page 3 of 8 Page 92
