the insurance carrier must include contractual liability under <br />this agreement and said insurer shall furnish to NSP waivers <br />of subrogation from the carrier as to all fire, casualty, and <br />extended coverage insurance carried by it in reference to its <br />use and occupancy of said premises and as to its property lo- <br />cated upon said premises. <br />8. Licensee agrees to provide NSP with Certificate of In- <br />surance fulfilling the insurance obligations as stated herein. <br />Said Certificate to be provided prior to any activities granted <br />to second party by this agreement. <br />9. Licensee.agrees to secure all necessary permits that may <br />be required from municipal, state or federal authorities. <br />10. In the event a lis pendens in connection with any mechanics <br />liens is filed against the premises, Licensee agrees either to <br />satisfy such lien promptly or to contest the filing of any such lis <br />pendens in good faith. Failure to satisfy such within 90 days <br />after the filing of a notice of lis pendens shall constitute a <br />breach of the terms and conditions of this License Agreement un- <br />less Licensee within such 90 days shall have taken all necessary <br />steps to contest the filing of any such lis pendens. If Licensee <br />shall in good faith contest the filing *of any such lis pendens <br />or any other lien which may be filed against the premises herein, <br />NSP may not cancel this License Agreement until such time as the <br />validity of such lion shall have been finally determined. Licensee <br />further agrees to indemnify, defend and save NSP and the aforedes- <br />cribed premises harmless from any lien (including mechanic's liens), <br />charge or other encumbrance upon the premises which may accrue or <br />Page 4 of B <br />Page 93 <br />
