RECOMMENDATION <br />Based upon our review of the applicant's request, it is recommended that the City approve <br />the requested PUD Amendment as well as a CUP for open and outdoor storage and a <br />variance to allow a curb cut separation of 15 feet. This recommendation is subject to the <br />following conditions: <br />1. Future construction of Buildings C and D as indicated on the submitted site plan will <br />be subject to the use of consistent building materials and the issuance of building <br />permits. <br />The interim RV storage area shall be asphalt surfaced. <br />3. The City Engineer and Ramsey County Highway Department review and approve <br />all proposed street accesses. <br />4. The boulevard planting strip along County Road B be increased to a minimum width <br />of 10 feet on the subject parcel. <br />5. The fence to be installed along the west and north property lines be increased to <br />a height of 8' feet. <br />6. The submitted landscaping plan is subject to review and recommendation of the <br />Planning Commission and approval of the City Council. <br />7. The applicant shall submit a detailed lighting plan illustrating the location and <br />design of all exterior site lighting, subject to review and recommendation of the <br />Planning Commission and approval of the City Council. <br />The applicant shall submit a comprehensive signage plan for the entire Minnesota <br />Mini - Storage facility, subject to review and recommendation of the Planning <br />Commission and approval of the City Council. <br />The proposed building elevation plans and materials are subject to review and <br />recommendation of the Planning Commission and approval of the City Council. <br />10. Grading, drainage and utilities plans submitted by the applicant shall be subject to <br />review and approval of the City Engineer. <br />11.
