MINUTES <br />PLANNING COMMISSION <br />TUNE 12, 1997 <br />this type of storage facility. The existing MN Mini - Storage site consists <br />of 5 acres. The proposal is to add the adjacent 1.5 acres. Current zoning <br />is BW. Mini - storage is a permitted use in that zoning; therefore, no <br />rezoning is required. Jones reported that he has reviewed the City <br />Planner's report and is agreeable to complying with his recommendations. <br />Jones was asked about the number of units, and reported that there would <br />be 300 rental spaces in the two buildings proposed in the first phase. <br />Jones also reported that the area where the interim RV storage is proposed <br />is low and would not be visible from either Highway 36 or County Road <br />B. <br />Montour recommended approval of a Conditional Use Permit amending <br />the existing Planned Unit Development to add a parcel and develop it as <br />mini - storage as requested by Two S Properties for the parcel located at 43 <br />East County Road B subject to compliance with the recommendations of <br />the City Planner as outlined in his report dated June 5, 1997. <br />Motion seconded by Carson. <br />Motion carried 7 — 0. <br />CUP TO The Commission reviewed the request of Larry Abdo, 497 Schletty <br />ALLOW Drive for a Conditional Use Permit to allow a second garage as well as <br />SECOND total garage space exceeding 1,000 square feet, and a Variance to allow <br />GARAGE & a second curb cut to accommodate a U- shaped driveway. <br />VARIANCE <br />TO ALLOW The adjacent property owner was present to review the location of the <br />SECOND second garage, and indicated that the garage was not a problem given <br />CURB CUT its location on the southeast side of the Abdo house. <br />The Commission reviewed the City Planner's report dated June 10, 1997 <br />specifically the criteria for granting a variance. Knudsen pointed out that <br />the house is located on a cul -de -sac, and that no further development will <br />occur on that cul -de -sac given the ponding and wetland property abutting. <br />Schletty agreed that given the isolation of the area, the variance would <br />pose no problem. <br />Schletty recommended approval of the Conditional Use Permit to allow a <br />second garage as well as total garage space exceeding 1,000 square feet <br />and approval of a Variance to allow a second curb cut to accommodate a <br />U- shaped driveway as requested by Mr. Larry Abdo for property located <br />at 497 Schletty Drive based on the City Planner's report dated June 10, <br />1997 and the special conditions listed on page four of that report. <br />Page 29 <br />
