NC <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />PLANNING REPORT <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Daniel Licht / Stephen Grittman <br />DATE: 5 June 1997 <br />RE: Little Canada - Grand Furniture: Sign Variance <br />FILE NO.: 758.09 - 97.13 <br />BACKGROUND <br />Crossroads Properties on behalf of Grand Furniture / Georgia Carpet Outlet, located at <br />3180 Country Drive, is proposing to replace their existing roof mounted sign with a 40 foot <br />tall free standing pylon sign adjacent to the building, due to the need to make roof repairs. <br />The subject site is zoned B -W, Business - Warehousing. The Zoning Ordinance allowes for <br />a maximu height of 25 feet for free standing signs in this District. A variance was granted <br />in 1987 to allow the existing sign to be constructed to a height of 40 feet above grade due <br />to the topography change between subject site and Interstate 694, in order to have visibility <br />of the site from 1-694.
