No storm
sewer is shown. We recommend that a design be performed for the entire pr ny at this time. We also
recommend that the City consider combining the storm drainage design of this property with the storm
drainage problems associated with Bally's parking lot and south entrances (erosion, lack of inlets, lack of
ponding). We envision a small detention and water quality pond as part of the solution. 4.11 drainage
from the area will presumably connect to the existing storm sewer beneath Minnesota Street, where it
will be conveyed to a low area east of the east end of Minnesota Street, At this time we would
recommend that the City contact Bally's to seek cooperation and cost sharing in the ultimate solution.
The next step would be to have the engineer for Tuffy's work with the Citp Engineer to formulate an
area drainage solution.
STREET
The owner proposes to access the three properties included in this developrjtent off of Rice Street. In
addition, Bally's will be accessed by this drive. This general concept is acceptable.
Page 2
22L:ON 20: i(7 0790 L6/02/90
