MINUTES <br />PLANNING COMMISSION <br />MAY 8, 1997 <br />house would be sided in masonite. The existing tuck -under garage space <br />would be converted to livable space consisting of a bathroom and laundry <br />facility. Existing windows would be replaced by vinyl -clad windows. <br />Pajari indicated that he would not re -roof the house unless required to by <br />the Building Inspector. <br />Schletty stated that he wanted to go on record as recommending that the <br />Building Inspector require a new roof for the house. Schletty pointed out <br />that the house was constructed in 1979 and felt a new roof would be <br />appropriate. <br />Knudsen recommended approval of the Conditional Use Permit requested <br />by Mr. Joe Pajari to move a house onto 141 Yorkton Ridge contingent <br />upon the construction of a three -car garage on the front of the house, a <br />turned gable roof over the third garage bay, installation of brick <br />wainscoting on the front of the house, and compliance with the <br />recommendations of the City Planner as outlined in his report dated May <br />5, 1997. <br />Motion seconded by Keis. <br />Motion carried 5 — 0. <br />PETRINA Mr. Frank Frattalone appeared before the Commission requesting approval <br />PARK of a Comprehensive Plan Amendment, Rezoning to PUD, and Preliminary <br />TERRACE Plat for Petrina Park Terrace. Frattalone reported that as discussed at the <br />last meeting, he met with Slumberland regarding the issue of buffering <br />between their site and the proposed twinhome development. Frattalone <br />reported that he has agreed with Slumberland to increase the height of <br />their berm on the south end of their property and add plant materials. <br />Frattalone also reported that he has signed a letter of intent to purchase the <br />Schroeder property immediately north of Allen Avenue and south of <br />Slumberland. <br />DeLonais asked if it would be possible to incorporate the property at the <br />northeast corner of Centerville Road and Allen Avenue into the <br />development. DeLonais pointed out that this site is zoned I -P Park and it <br />would be difficult to buffer the twinhome development from an industrial <br />project which might be developed on this lot. <br />Frattalone did not think it was possible for him to incorporate this lot into <br />the twinhome development. Frattalone pointed out that the properties <br />immediately north of this lot and along Centerville Road are already <br />developed as industrial sites. <br />Page 16 <br />
