MINUTES
CITY COUNCIL
MAY 28, 1997
Gordie Howe, Masterpiece Homes, indicated that most of the twinhomes
will be slab -on- grade, however, there will be a few with half basements.
The price range for the twinhome units is estimated at $127,000 to
$150,000. Howe reported that he has submitted an application to the
Minneapolis Builders Association to put two units in the fall Parade of
Homes. These units are estimated at $146,700.
Scalze asked if there was anyone from the general public wishing to
comment on this proposal.
Jamie Suchy, 2940 DeSoto Street, asked the total number of units
proposed.
Frattalone replied that originally there were 76 units proposed in Phase I.
That number has been decreased to 64.
Joe Peters, 3020 Centerville Road, indicated that he was concerned about
the need to provide screening from the proposed residential development
if in the future he would decide to add onto his building. Peters stated that
he supported the development as proposed and felt it was a great idea.
However, he did not to have to provide screening from the residential
development given that the property was zoned Industrial -Park when he
developed his Industrial site. Peters indicated that he has 5,000 square feet
at this time, and his long -range plan is to expand to 10,000 square feet.
Morelan asked if the wetland extended onto the Peters property. Peters
indicated that a corner of the wetland did extend onto his site, but this
wetland area is within the easement area on the property.
In response to Morelan's question, Peters indicated that there is not
wetland on the Myers Frattalone property.
Morelan pointed out that the wetland will provide a natural buffer between
the residential development and the Peters' property.
Scalze pointed out that when Peters purchased his property the area was
zoned Industrial -Park. The Code does not require screening between
industrial sites. The need for screening is being created by the request to
rezone to residential, and not by any action that Peters has initiated.
The City Planner pointed out that Frattalone is being required to landscape
the north end of the site. If the Council feels there should be additional
landscaping, now is the time to make that requirement. Given that it is
PAGE 32C
