The property is <br />occupied by a single family home. On the property is an existing detached garage of <br />590 square feet. The applicants are proposing to add an attached garage to the house <br />that would be approximately 918 square feet, according to the general dimension plans <br />submitted with the application. <br />The second garage, as well as the total garage space of more than 1,000 square feet, <br />results in a requirement for Conditional Use Permit approval. Because the total garage <br />floor area exceeds 1,500 square feet, the request also requires consideration of a <br />variance, since the total garage space allowed by code is capped at the 1,500 square <br />foot level for single family homes. <br />Conditional Use Permit <br />For the Conditional Use Permit, the zoning ordinance lays out the following standards: <br />• No more than 10% of the rear yard can be covered by accessory building space. <br />• No more than 1,500 square feet of total garage space can be constructed. <br />• No other detached accessory sheds may be located on the property. <br />In addition to these specific standards, Conditional Use Permits for such buildings are <br />reviewed for their consistency with the general purposes of the zoning ordinance, such <br />as compatibility with the property and area in which they are located, construction of a <br />style and design similar to that of the principal building, and to ensure that the additional <br />space is being use for residential purposes only. <br />
