The applicant has not indicated the design of the proposed <br />structure nor the materials to be used in its construction. If approved, the proposed <br />detached accessory building will be required to be of a design architecturally similar to the <br />existing single family dwelling, with similar exterior materials and colors. <br />Setbacks. Section 903.020.D.3 of the Zoning Ordinance states that no accessory <br />structure is to be located within 3 feet of a side or rear lot line. According to the site plan <br />submitted by the applicant, the proposed building is setback 10 feet from the rear and side <br />property line. This Section of the Ordinance also limits the height of detached accessory <br />buildings to 15 feet. The applicant has not submitted elevation plans of the proposed <br />building, however, the maximum height of the structure will not be allowed to exceed 15 <br />feet. <br />CONCLUSION <br />Due to the size of the applicant's lot, we do not believe that the proposed accessory <br />structure will present any negative impacts to adjacent properties provided it is used for <br />storage of domestic or recreational equipment. As such we recommend approval of a <br />Conditional Use Permit to allow 1,224 sq. ft. of accessory storage space on a single family <br />lot, subject to the following conditions: <br />1. The 600 sq. ft. detached accessory structure be used for the storage of domestic <br />and /or recreational equipment only. <br />2. The 600 sq. ft. detached accessory structure shall be of a design architecturally <br />similar to the existing single family dwelling, with similar exterior materials and <br />colors. <br />3.
