MINUTES <br />PLANNING COMMISSION <br />JULY 10, 1997 <br />CUP FOR <br />SECOND <br />GARAGE — <br />2965 EDGERTON <br />STREET <br />Lexington and Highway 36. Hart reported that all minimum setbacks will <br />be complied with. The front setback will be similar to that of the houses <br />on either side, therefore, may be a little larger than minimum. Hart stated <br />that he agreed with the recommendations of the City Planner as outlined in <br />his report. <br />Keis asked if the Building Official will inspect the property. The City <br />Planner replied that the Building Official will inspect the property prior to <br />the house being moved. <br />Keis asked if Mr. Hart would be finishing the basement. Hart replied that <br />it depends on what the buyers want to do. It is likely that a family room <br />will be added in the basement. <br />Keis asked if the appraisal was based on an unfinished basement. Hart <br />replied that it was. <br />Jim Gustafson, Ruth Street resident, asked if the home would be a single - <br />family home and whether the property would be rented or not. Hart <br />replied that the home will be single- family. Hart indicated that once the <br />house is sold he could not control whether or not the owners rented the <br />house. <br />Mr. Knudsen recommended approval of a Conditional Use Permit <br />allowing an existing single- family house to be moved onto the property <br />located at 2591 Ruth Street as requested by Mr. C. D. Hart subject to <br />compliance with the recommendations of the City Planner as outlined in <br />his report dated July 7, 1997. <br />Motion seconded by Carson. <br />Motion carried 6 — 0. <br />Mr. Art Herkenhoff, 2965 Edgerton Street, appeared before the <br />Commission requesting approval of a Conditional Use Permit allowing <br />a second garage 'as well as total garage space exceeding 1,000 square <br />feet. Mr. Herkenhoff pointed out that his property is 100 feet wide by <br />400 feet deep. He is proposing to place the garage in the southwest corner <br />of his lot. Herkenhoff pointed out that he has an underground pool as well <br />as an area he floods for an ice rink each year. Herkenhoff indicated that <br />the garage will be sided to match his house. The garage will have a new <br />roof and will match the shingles on his house. The only difference is that <br />the house has a hip roof and the garage has a gable roof.
