MINUTES
PLANNING COMMISSION
JULY 10, 1997
be setback 10 feet from the property line. It will be used to store
recreational equipment and domestic things.
DeLonais asked how deep the lots were on Vanderbie which abut the back
of the Edgerton lots. Tom Moser, 2960 Vanderbie Road, reported that his
lot abuts the back of the Herkenhoff property. Moser indicated that his lot
was 270 feet deep.
The City Planner pointed out that with the addition of the new garage, Mr.
Herkenhoff will have approximately 1,220 square feet of garage space. A
Conditional Use Permit is required for garage space over 1,000 square feet
with a maximum of 1,500 square feet.
Mr. Moser asked how high the garage would be. Herkenhoff replied that
the garage would be 20 feet by 30 feet in size and just under 15 feet in
height. The walls will be about 9 feet in height. The garage will have
aluminum siding. Herkenhoff indicated that he was not sure which way
he would face the garage door, either to the north or to the east.
Moser indicated that he was opposed to a 20 foot by 30 foot garage feeling
that it was too large. Moser further indicated that he was not happy with
the location of the garage as proposed feeling that it should be located
closer to the Herkenhoff home rather than abutting his property line.
Herkenhoff indicated that he is proposing the location in the southwest
corner of his property due to the pool and ice rink area which take up a
good portion of his back yard.
Moser felt that the garage should be located closer to the pool and the ice
rink rather than right next to his property line. Moser felt the garage
proposed was too large for a residential lot.
The City Planner pointed out that the Code allows garage area up to 1,000
square feet as a permitted use. It is because of the extra 200 square feet
that a Conditional Use Permit is required.
Keis asked if the garage would be sided to match the Herkenhoff house.
Mr. Herkenhoff replied that it would.
Moser indicated that he had no problem with garage walls 7 or 8 feet in
height. However, the building proposed by Mr. Herkenhoff is a high
profile building, is very large, and is proposed to be located right next to
his fence.
Page 11
