MINUTES <br />PLANNING COMMISSION <br />JULY 10, 1997 <br />DeLonais asked the height of the building. Herkenhoff replied that the <br />building would be approximately 14 feet in height. The City Planner <br />reported that the Code allows a maximum height of 15 feet. <br />A neighbor asked if there would be cars stored in the garage. Herkenhoff <br />replied that the building will be used to store recreational equipment and <br />not cars. Mr. Herkenhoff reported that he was in agreement with the <br />recommendations of the City Planner as outlined in his July 7`h report. <br />Keis pointed out that the lots in the area are unusually large. In most areas <br />of the City people live a lot closer proximity to one another. <br />A resident of the area replied that this is why people purchased their large <br />lots. <br />The Planner indicated that one issue considered in an application such as <br />this is whether or not the size of the building will cause crowding on the <br />lot. The minimum lot size in the City is 75 feet wide by 125 feet deep. <br />On a minimum lot crowding would be an issue. However, on a 100 foot <br />by 400 foot lot the garage proposed does not raise the crowding issue. <br />A resident of the area reported that he has a small shed on his lot, <br />however, the shed is close to his house. This resident stated that he would <br />not want to walk to the rear of his property to access the shed. This <br />resident also indicated that he would not want his neighbor to have to look <br />at a shed that was built right next to the property line. <br />Knudsen asked whose house the shed would be closest to. Mr. Moser <br />estimated that the shed would be closer to his house than the Herkenhoff <br />house. <br />Mr. Keis recommended approval of a Conditional Use Permit to allow a <br />second garage as well as total garage space exceeding 1,000 square feet as <br />requested by Mr. Herkenhoff for his property located at 2965 Edgerton <br />Street subject to compliance with the recommendations of the City Planner <br />as outlined in his report dated July 7, 1997 and subject to the siding, color, <br />and roof color matching the Herkenhotf house. <br />Motion seconded by Carson. <br />Motion carried 5 — 1. Knudsen voted against. <br />Knudsen indicated that he opposed the CUP because the garage would be <br />closer to the Moser house than it would be to the Herkenhoff house. <br />Page 12 <br />
