NINC COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />NORTHWEST ASSOCIATED CONSULTANTS <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 7, 1997 <br />RE: Little Canada - Outdoor Storage Ordinance Amendment <br />FILE NO: 758.10 - 97.09 <br />This memorandum forwards an amendment to the Zoning Ordinance which corrects a <br />conflict in the current language regarding outdoor storage. As currently written, the Zoning <br />Ordinance allows outdoor storage as a permitted Principal or Accessory Use in the <br />Business Warehousing, B -W District and the 1 -1, Light Industrial District. The Ordinance <br />also lists outdoor storage as a Principal or Accessory Use by Conditional Use Permit in <br />those districts, providing a series of conditions under which outdoor storage is to be <br />allowed. <br />The enclosed Ordinance would remove language in the ordinance suggesting that outdoor <br />storage is permitted, leaving only the language which requires the CUP. For almost every <br />recent proposal, the City has adhered to the Conditional Use Permit requirement, so this <br />should not alter the City's practice. In addition, the proposed Ordinance removes the <br />current language which allows outdoor storage areas to be grassed or gravel, and requires <br />paving.
