There is an existing single family residence on the <br />property with an attached two car garage that is approximately 624 square feet in size. A <br />CUP is required to allow for accessory building space in excess of 1,000 square feet on <br />a single family lot. The subject site is zoned R -1, Single Family District. <br />Attached for Reference: <br />Exhibit A: Site Location <br />Exhibit B: Site Plan <br />ANALYSIS <br />Zoning. The subject site is zoned R -1, Single Family. A storage shed for domestic and <br />recreational equipment is a permitted accessory use, subject to the provisions of Section <br />903.020 of the Zoning Ordinance. <br />Proposed Structure. The applicant is proposing to construct a 600 sq. ft. accessory <br />structure near the rear of the subject property.
