sanitary sewer main extension, any necessary approvals from Metropolitan <br />Council- Wastewater Services Division for connections to sanitary sewer <br />lines, any permit required from the Ramsey- Washington Watershed District <br />for grading and storm water discharge, and any permits or approvals <br />necessary to comply with wetland regulations. The Developer shall <br />reimburse the City for any costs or expenses incurred by the City due to <br />the need for any permits or consents, and shall be responsible for <br />compliance with any other requirements imposed by the agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed <br />plat in accordance with Exhibit "A ", attached hereto, and on file in the <br />offices of the City; and in accordance with City Council Resolution <br />No. 97 -6 -135 adopted on June 10, 1997. <br />5. Required Improvements. The Developer shall install, at its own <br />expense, the extension of public and private improvements consisting of <br />water main, sanitary sewer main, storm sewer with retention ponding, <br />concrete curb and gutter, the first lift of the bituminous roadway, <br />signage, and lighting, all public improvements to be completed no later <br />than November 28, 1997 and all private improvements by June 15, 1998. Any <br />lighting which may become an ongoing City expense shall be coordinated with <br />the City and Northern States Power to minimize future operational costs. <br />The second lift of asphalt for the bituminous roadway is to be completed by <br />Developer no later than August 1, 1998. Original plans and subsequent <br />changes for said improvements shall be prepared by Brian Dobie of <br />Professional Engineers and Consultants, Inc., and approved by the City <br />Engineer <br />in accordance with City specifications and standards. <br />6. Preconstruction Meeting. Prior to the commencement of any work, <br />Developer or its engineer shall schedule a preconstruction meeting to be <br />held at the Little Canada City Hall at a mutually agreeable time.
