MINUTES
PLANNING COMMISSION
AUGUST 14, 1997
AMENDING
SUBDIVISION
ORDINANCE
RELATING TO
PROPERTY
COMBINATIONS
Motion seconded by Barraclough.
Motion carried 4 — 1. Schletty voted against.
Schletty stated that he had concern with the operation of businesses and
allowing larger vehicles in residential neighborhoods. Schletty
acknowledged, however, the improved condition of the property since the
Wahlberg's purchased it.
The City Planner reviewed an amendment to the Subdivision Ordinance
which requires Council approval of property combinations where there
are principle buildings on each lot. The Planner pointed out that the
Subdivision Ordinance is silent about lot combinations, and this ordinance
clarifies the City's position. The Planner pointed out that the combination
of two lots each having a principle building would create a non-
conforming situation. In the R & S Automotive proposal the property
owner intends to combine the two buildings into one. The Planner felt the
amendment clarifies the City's position on the combination of two lots
each of which has a principle building. This ordinance amendment will
ensure that the County does not process a such a property combination
without the City's first reviewing the situation.
Montour recommended approval of the ordinance amending Section
1001.060 of the Little Canada city code, known as the subdivision
ordinance, by providing for the combination of certain lots of record by
administrative permit.
Motion seconded by Schletty.
Motion carried 5 — 0.
WORKSHOP The Commission recognized the busy schedule of the City Council and
WITH COUNCIL felt that a workshop with the Council was not necessary unless the Council
had some business issues they would like to discuss.
REDEVELOP-
MENT
DeLonais updated the Commission on the August 13th workshop the
Council had with Laurent - Parks.
Page 26
