The <br />purpose of the lot combination is to allow for an expansion of the existing buildings across <br />an internal lot line of the applicant's property. The subject parcel is zoned 1 -1, Light <br />Industrial, and is also governed by a PUD -CUP granted in 1993. <br />Attached for Reference: <br />Exhibit A: Site Location <br />Exhibit B: Plat <br />ANALYSIS <br />Proposal. The applicant is proposing to construct a building expansion between the two <br />existing structures on Lots 1 and 2 of the existing property. As the proposed expansion <br />would cross the abutting property line, approval of a lot combination is required. <br />Lot Sizes. The minimum lot size in the 1 -1 District is 20,000 square feet. Lot 1 is <br />approximately 17,013 square feet in area and Lot 2 is approximately 21,294 square feet <br />in area. Lot 1 is therefore non- conforming.
