NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: September 9, 1997 <br />RE: Little Canada - Arby's Architectural Review <br />FILE NO: 758.09 - 97.19 <br />Mr. Doug Kennedy has submitted plans calling for the conversion of the present Hardee's <br />restaurant located west of Rice Street and north of Minnesota Avenue to an Arby's <br />restaurant. While no zoning related permits are necessary to accommodate the proposed <br />conversion, the Planning Commission is required to review the proposal in regard to its <br />consistency /compliances with the City's Architectural Guidelines. This memorandum is <br />intended to summarize issues relating to the guidelines. <br />Building Materials. Arby's has proposed that the existing "tan" brick of the existing <br />Hardee's restaurant be retained. The building's exterior facades are to be embellished via <br />the use of red canopies. The building's west elevation (facing Rice Street) is accentuated <br />by a vertical vestibule element. <br />According to the submitted building elevations, the structure's existing mansard roof is to <br />be faced with a parapet or vertical extension of the building facade. The color of the <br />parapet or mansard facing material has not been specified. <br />The City's Architectural Guidelines suggest the use of "natural" colors. • While the <br />building's existing brick finish material provides the "natural" color suggested by the <br />guidelines, the acceptability of the proposed color scheme cannot be determined until the <br />parapet colors are identified. <br />5775 WAYZATA BOULEVARD, SUITE 555 ST.
