Franchise Design. The design guidelines include specific policies related to franchise <br />design. They are as follows: <br />• Franchise design should utilize materials, scale and style of the architectural <br />• <br />standard guidelines stated above. <br />Creating a homogeneous sense of space even while each business could create <br />its own special look within the parameters set by management and the area's <br />design guidelines should be encouraged. <br />In large part, issues of scale and material are dictated by the massing of the existing <br />building. The proposed removal of the existing greenhouse (along the building south side) <br />and introduction of the vertical entry vestibule are considered positive. <br />Drive - Through Canopy. As shown on the submitted building elevation, no change to <br />the building's existing drive - through canopy is proposed excepting for a painting of <br />shingles. To provide a level of design consistency, it is recommended that the canopy's <br />mansard roof be modified to be consistent with the changes massing proposed upon the <br />principal building. This includes both finish materials and color. <br />Windows and Doors. Window and door placement will not change substantially from <br />what present exists. Primary changes include the following: <br />1. Placement of single door entry on the west with a new two door entry vestibule. <br />2. Removal of greenhouse on south side and replacement with facade integrated <br />windows. <br />SUMMARY <br />The following comments are offered in applying the City's Architectural Guidelines to the <br />proposed Arby's restaurant: <br />Colors of the new parapet (mansard facing) are specified and approved by the City. <br />The drive - through canopy is modified to mimic the proposed massing and color <br />treatments of the principal building. <br />pc: Kathy Glanzer <br />Greg Schmidt <br />Page 55 <br />
