Regnier has submitted an application for a conditional use permit to allow the <br />construction of an additional garage building at 2947 Centerville road. The property <br />currently has a single family home, and a two car, detached garage. The new garage <br />would be located behind the house, to the north of the existing garage. Interstate 35E <br />borders the property to the west, Centerville Road to the east, the Valentos property to the <br />north, and the Frattalone property to the south. The applicant wishes to build the garage <br />for storage of motor vehicles, boat and maintenance equipment. The property is zoned <br />R -1, Single Family Residential. <br />ANALYSIS <br />The conditional use permit is required for two reasons. Under the current Ordinance, <br />single family homes are permitted a maximum of one garage structure (regardless of size) <br />and no more than 1,000 square feet of accessory building. This proposal would establish <br />a second garage structure and result in exceeding the 1,000 square feet of garage space <br />by 300 square feet.
