While the applicant has not submitted a site plan for review, the construction of a <br />twinhome upon the property would require compliance with applicable R -2 District <br />setbacks and other Ordinance performance standards. <br />4. The proposed use will not tend to or actually depreciate the area in which it <br />is proposed. <br />Under a recent amendment to the Zoning Ordinance, the applicant is required to <br />provide clean and convincing evidence that no such depreciation will occur. The <br />application does not include this information. <br />CONCLUSION <br />Decisions regarding land use appropriateness are considered matters of City policy to be <br />determined by City officials.
