Battista stated that he <br />looked at Morton buildings which have cathedral <br />ceilings, and felt that was wasted space. Therefore, <br />he proposed the attic area. Since footings were <br />required, Battista indicated he thought he might as <br />well put in a basement. <br />Bob Scalze pointed out that Mr. Battista may be <br />proposing the building for storage. However, should <br />Mr. Battista sell his property, the next owner may <br />bring in auto repair or some other type of commercial <br />use. <br />Battista pointed out that the area is zoned R -1, and <br />the City would have to issue a permit for any sort of <br />commercial use. <br />Keis pointed out there is a difference between what is <br />permitted and what is just done. Keis pointed out that <br />the next owner may want to subdivide the property. <br />Keis asked about setback issues. <br />The City Planner reported that the location of the barn <br />would have little impact on future development of the <br />property. The Planner stated he is assuming that a <br />road would come in from Beam Avenue and go to the north <br />along the right -of -way dedicated by the Sculley family. <br />The Planner pointed out that you get closer to the <br />wetlands on the west. <br />Battista reported that when he purchased his property <br />from Mr. Sculley, the only requirement was that he not <br />disturb the low area between his house and where the <br />barn is proposed. <br />Bev Scalze, 969 Beam Avenue, stated that she was <br />confused about the size of the building proposed if Mr. <br />Battista's use of the building is to store a Winnebago. <br />Scalze asked what assurance the neighborhood would have <br />that there will not be a commercial use of this <br />building. <br />DeLonais pointed out that in the past the City has <br />approved CUPS for buildings up to 1,500 square feet in <br />size. <br />Keis pointed out the property is zoned R -1, and any <br />violations of zoning would be a code enforcement issue. <br />4 <br />Page 33 <br />
