MINUTES <br />PLANNING COMMISSION <br />APRIL 11, 1996 <br />Bev Scalze noted that Mr. Battista has not said he <br />would not repair vehicles for resale. Scalze suggested <br />the neighborhood would like to see conditions placed on <br />the permit which would assure them the building would <br />not turn into an auto repair facility. <br />The City Planner pointed out there is a State licensing <br />requirement for car dealerships. The Planner also <br />pointed out the City's ordinance permits repair of <br />personal vehicles in an R -1 District. <br />Ed Nadeau, 961 Beam Avenue, questioned that the barn <br />was just a storage building when Mr. Battista is <br />proposing to put in a 300 amp service. <br />Battista reported that he originally had a 150 amp <br />service in his home and that service was inadequate. <br />He has to upgrade this electrical service, and felt <br />that a 300 amp service would provide a cushion for the <br />storage building. <br />Carriker pointed out the building is not supposed to be <br />a house. Carriker reported that he has a 200 amp <br />service in his home and is able to operate a well, <br />water softener, central air, central vacuum, etc. <br />Knudsen noted that there is a lot of discussion about <br />intent, and asked Battista his plans for the building. <br />Battista reported that he has a lot of things to store <br />in the building. Battista also pointed out he is <br />planning to retire in about 5 years, would like to <br />purchase a Winnebago and store it in the building along <br />with his tractors, cars and boats. Battista stated <br />that storage is the primary purpose of this building. <br />Bob Scalze asked why there is a basement and attic <br />proposed for this storage building. <br />Keis stated that he could understand that in the <br />planning of the building, the size and features <br />progressed to the point they are at. <br />Schletty felt the CUP should be denied. <br />Knudsen suggested that rather than deny the CUP, the <br />Planning Commission could recommend approval subject to <br />determination of an acceptable size for the building. <br />5 <br />Page 34 <br />
