Northwest Associated Consultants; Inc. <br />COMMUNITY PLANNING • DESIGN • MARKET RESEARCH <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: April 19, 1996 <br />RE: Little Canada - Comprehensive Plan Final Changes <br />FILE NO: 758.10 <br />We are in the process of preparing the final changes to the Comprehensive Plan which <br />were discussed at the last Council Workshop. We will have the pages for you to exchange <br />in your drafts available at the upcoming Council meeting. The changes are as follows: <br />• Lands north of Demont, south of Savage Lake designated Low Density Residential, with <br />text which would suggest the possibility of slightly higher densities, assuming a quality <br />project. <br />• Industrial area extended east of DeSoto, north of the NSP power lines, but not all the <br />way to Edgerton. <br />• Ruth Street area to be redesignated as Low Density Residential. <br />• City Hall, Fire Hall, Old Fire Hall, St. John's Church, and Gervais Beach designated as <br />Public/Semi Public. <br />• Rice Street/Little Canada Road area designated as "Special Study Area ", instead of <br />specific land uses on the Land Use Plan. <br />• The south portion of the Waterworks property Is changed to industrial, with text which <br />recommends an office /research type of campus plan. <br />• Low Density Residential land use is extended south to include the residential uses south <br />of Bryan Ave. <br />5775 Wayzata Blvd. • Suite 555 St. Louis Park, MN 55416 (612) 595- 9636•Fax. 595 -9837 <br />Page 71 <br />
