MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1996 <br />goals for that area. <br />Knudsen pointed out that nothing the City is presently <br />doing would require Mr. Struntz to do anything. <br />The Planner stated that the proposal is to change the <br />zoning from R -1 to PUD, and single - family development <br />is allowed in both. Mr. Struntz could sell his home <br />and if anyone inquired whether or not single - family was <br />an allowed use in a PUD, the answer would be yes. The <br />PUD zoning would not affect the allowed use of the <br />property or the continued use of the property. <br />Knudsen asked what Struntz's concern was. Knudsen <br />pointed out that Struntz could continue to use his <br />property as single - family and could sell it as such. <br />Struntz felt that the value of the property was being <br />decreased. <br />Knudsen stated that the only change is should someone <br />want to propose a new development on the Struntz <br />property, the City Council would be able review the <br />proposal to ensure it is consistent with the <br />Development Guide. <br />DeLonais pointed out that the PUD zoning provides some <br />flexibility as well. <br />Lee Guerin, reported that his family owns the northeast <br />corner of Rice Street and Little Canada Road. Guerin <br />asked if there was any time limit on the PUD zoning. <br />The Planner replied that the PUD zone would become the <br />permanent zoning of the property. There would be no <br />time limit except if in the future a City Council <br />wanted to rezone the property to something else. <br />Guerin pointed out that the PUD would provide more <br />control to the City. Guerin pointed out that the <br />property is currently zoned B -3. Guerin asked if a <br />development that met B -3 criteria was proposed for the <br />property, if that would be considered by the City. <br />Guerin stated that he wanted to know the City's plans <br />for this corner. Guerin felt at this point it was <br />almost impossible to propose any development for the <br />corner which would please the City. <br />4 <br />Page 14 <br />
