MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1996 <br />Guerin asked if the proposal would have to be two <br />stories. <br />Fahey replied that two - stories would favor that corner. <br />The corner is one of the strongholds of the entire <br />redevelopment project. The City will want to see an <br />attractive project which will draw interest to the rest <br />of the area. <br />Guerin suggested that the City was not interested in a <br />fast food franchise. <br />Fahey felt that was a fair statement. <br />Carson pointed out that the project will have to meet <br />the architectural guidelines for the area. <br />Fahey suggested that the problem with the Guerin <br />property is just a matter of clarifying what the City <br />wants. Fahey suggested that there be some discussion <br />on what assistance the City can provide in attracting a <br />developer to the site. Fahey pointed out that the <br />availability of TIF dollars may be an enticement to a <br />developer. Fahey pointed out that the Market Place <br />project is now underway. Perhaps staff should sit down <br />and spent some time with the Guerin's to see what can <br />be done to redevelop their property in a manner <br />consistent with the Development Guide. <br />Guerin pointed out that they view the PUD rezoning as <br />an extension of the moratorium that the City has in <br />place on the area. <br />Fahey replied that the PUD will give the City <br />additional controls. Fahey felt that the City should <br />be involved in promoting the redevelopment of the area, <br />otherwise piecemeal redevelopment will occur which has <br />no consistent theme. <br />Guerin stated that he needs to know the City's vision. <br />Guerin reported that he would meet with the City <br />Planner to discuss this. <br />Fahey suggested that the City needs to look at how it <br />can make something happen on the Guerin property, and <br />suggested that this matter be discussed at the next <br />meeting. <br />6 <br />Page 16 <br />
