The subject property is located on Viking Drive, north of <br />Highway 36, west of Edgerton Street, within the R -1 zoning district. The existing lot <br />currently measures 190.47' x 300' in size, under the proposed lot split, the lot <br />containing the existing single family home would measure 100' x 300' (30,000 s.f.), <br />while the other undeveloped parcel would measure 90.47' x 300' (27,141 s.f.). Both <br />lots gain access off of Viking Drive. <br />Attached for Reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Lot Area: As mentioned previously, the property lies within an R -1 Zoning District. As <br />outlined below, each of the proposed lots significantly exceeds the minimum lot area <br />requirements of Section 906 of the City Ordinance.
