Setbacks: The existing residential structure meets all of the required setbacks <br />required within the R -1, Single Family Residential zoning district. <br />Easements: The proposed lot split does not include drainage and utility easements <br />along the lot lines. Prior to final approval the proposal shall be reviewed by the City <br />Engineer to determine if easements are necessary along lot lines. <br />Utilities: Provisions for utility connections have not been submitted as part of the <br />application, therefore, the applicant must indicate provisions for public utilities on the <br />proposed site plan. Said plans are subject to review and approval by the Public Works <br />Director. <br />Park Dedication: As a prerequisite to all plat approvals, the subdivider shall dedicate <br />to the City or dedicate the public use, for park or playground purposes, for public open <br />space or in lieu of a cash equivalent. Said application shall be reviewed by the Little <br />Canada ParkCommission. <br />RECOMMENDATION <br />Based on the information herein, our office recommends approval of the proposed lot <br />split subject to the following conditions: <br />1. The proposal shall be reviewed by the City Engineer to determine if Drainage <br />and Utility easements are necessary. <br />Provisions for utility connections shall also be indicated on the site plan, which <br />also shall be subject to review and approval of the City Public Works Director. <br />3.
