FEB -23 -1996 11:15 <br />NRC 612 595 9837 P.04/07 <br />Rezone the areas west of the Little Canada Road and Country Drive intersection <br />from B -3, General Business to B -1, Neighborhood Commercial per the proposed <br />Land Use Plan. <br />Southwest Quadrant <br />• Consider the most appropriate zoning for the land south of Highway 36 north of <br />County Road B. Also, rezone the land on County Road B the is currently zoned B- <br />W to B -1, Limited Neighborhood, per the proposed Land Use Plan. <br />East Portion <br />• Consider zoning and other implementation strategies for the land along Little <br />Canada Road from 1 -35 to City hall to allow for Neighborhood Commercial /Mixed <br />Uses. A historical theme as the "original townsite" of Little Canada is to be <br />advocated. <br />• Consider the most appropriate zoning for the land located at the intersection of <br />Edgerton and County Road D. This site is currently zoned 1 -1, Light Industrial, and <br />the Proposed Land Use Plan calls for Low Density Residential Use. <br />• Consider the possible extension of industrial uses in the area located on County <br />Road D to the east, per the Proposed Land Use Plan. <br />Other Strategies <br />• Address the Conflicting Land Use issues as sited within the Comprehensive Plan <br />Update. <br />• Consider amendments to the B -1, Neighborhood Commercial Zoning District to <br />more closely reflect the areas in which it is to be applied. <br />• General review of the zoning and subdivision ordinance uses and standards to <br />reflect the Intent and objectives of the Comprehensive Plan. <br />3 <br />Page 75 <br />
