The Director will schedule a meeting with the Planning Commission and Community <br />Design Review Board after preparing a report and recommendation. <br />4. The Commission and Board will make recommendations to the City Council. <br />5. The Director will schedule a public hearing with the City Council. The Director will mail <br />a notice to you and to the property owners within 350 feet of the property you plan to <br />plat. The Council will then make a decision. <br />6. Maplewood's review and City Council action about your application(s), once the City <br />considers your application(a) complete, will take 60 to 120 days. <br />City staff will notify you of all meetings. <br />Applicant's Signature Date <br />* CRITERIA FOR APPROVAL OF A CONDITIONAL USE PERMIT <br />The City Council may approve, amend or deny a conditional use permit application, based on the <br />following standards for approval, in addition to any standards for a specific conditional use found <br />in the zoning ordinance: <br />1. The use would be located, designed, maintained, constructed and operated to be in <br />conformity with the City's comprehensive plan and Code of Ordinances. <br />2. The use would not change the existing or planned character of the surrounding area. <br />3. The use would not depreciate property values. <br />4. The use would not involve any activity, process, materials, equipment or methods of <br />operation that would be dangerous, hazardous, detrimental, disturbing, or cause a <br />nuisance to any person or property, because of excessive noise, glare, smoke, dust, odor, <br />fumes, water or air pollution, drainage water run-off, vibration, general unsightliness, <br />electrical interference or other nuisances. <br />5. The use would generate only minimal vehicular traffic on local streets and would not <br />create traffic congestion or unsafe access on existing or proposed streets. <br />3 <br />Page 103 <br />
