NFAC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 7 October 1996 <br />RE: Little Canada - Oliver Becker - Lot Split <br />FILE NO: 758.09 - 96.31 <br />BACKGROUND <br />Mr. Oliver Becker has submitted a proposal to divide his 31,450 square foot property into <br />two separate parcels. The subject property is located on Allen Avenue, west of Edgerton <br />Street, within the R -1 zoning district (see Exhibit A). Under the proposed lot split, Lot 1, <br />containing the existing single family home will be 18,370 s.f. in size, and will continue to <br />gain access off of Allen Avenue, while Lot 2 will be 13,080 s.f. in size, and also gain <br />access off of Allen Avenue. <br />Attached for Reference: <br />Exhibit A - Site Location <br />Exhibit B - Lot Split <br />ANALYSIS <br />Lot Size: As shown below, each of the proposed lots exceeds the minimum lot area <br />requirements of the R -1 District: <br />Lot Area <br />Lot Width <br />Required Lot i Lot 2 <br />10,000 s.f. 18,370 s.f. 13,370 s.f. <br />75 feet 110 feet 75 feet <br />Survey: The certificate of survey that has been submitted by the applicant, does not <br />legally describe the proposed lots.
