DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS <br />This Declaration, made this day of November, 1996, by <br />Vernon L. Hanson and Dorothy M. Hanson, husband and wife, <br />(hereinafter referred to as the "Declarants "), <br />W I T N E S S E T H <br />WHEREAS, the Declarants are the fee owners of the real <br />property located in the City of Little Canada, County of Ramsey, <br />State of Minnesota, and more fully described as follows: <br />Auditor's Subdivision No. 43 St. Paul Minn. <br />150 ft of N 2254 ft of W 372 9/10 ft of Lot 1. <br />(hereinafter referred to as the "Property "), and, <br />WHEREAS, an Agreement for Reassessment has been entered into <br />between the Declarants and the City of Little Canada and said <br />Agreement requires the conditions and restrictions contained <br />herein. <br />NOW, THEREFORE, the Declarants hereby declare that the real <br />property described in this Declaration shall be owned, held, <br />transferred, sold, conveyed and occupied subject to the <br />covenants, restrictions and liens hereinafter set forth, which <br />covenants, restrictions and liens shall run with the real <br />property, and be binding on all parties having any right, title <br />or interest in the Property or any part thereof, and their heirs, <br />successors, representatives and assigns. <br />ARTICLE I <br />COVENANTS, CONDITIONS AND RESTRICTIONS <br />1. The Declarants' property may not be subdivided or split. <br />
