MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 14, 1996 <br />ARCHITECTURAL <br />REVIEW - <br />MARRET PLACE <br />SHOPPING <br />CENTER - <br />BUDGET POWER <br />along with the proposed area for All American <br />Recreation, the total would be 52% retail area. <br />Keis asked if Schiltz had long -range plans to have <br />Champion Auto remain in the building. Schiltz <br />replied he hoped Champion would stay. He stated he <br />would also like to rent some additional portions of <br />the building for retail. Schiltz stated that a carpet <br />business has contacted him with interest in renting. <br />He stated his square footage is increasing from <br />approximately 12,000 square feet to 27,000 square <br />feet, and he wants to make sure he will be able to <br />keep up financially with this obligation. He stated <br />all the other stores are owned except for Fridley. <br />Schiltz stated he has made an offer on the property <br />pending approval of the PUD, with the intent to close <br />on December 31, remodel in January and February, and <br />move in during the month of March, 1997. <br />Schiltz asked if there are requirements on outside <br />display fencing. Grittman replied that chain link <br />would not be approved, but board -on- board, masonry or <br />brick veneer would be allowed. <br />Keis moved to approve the Planned Unit Development <br />from All American Recreation to operate a retail and <br />manufacturing facility, subject to working with the <br />City Planner in an advisory position to develop <br />acceptable signs and landscaping, and with the <br />condition that should Champion Auto leave the <br />building, the approved amount of retail space would <br />not be reduced, but would be replaced with an <br />acceptable retail business. <br />Motion seconded by Knudsen. <br />Motion carried 5 - 0. <br />Bob Grootwassink appeared before the Commission <br />requesting that the proposed sign for Budget Power be <br />accepted as presented. He stated that one tower <br />between My Le Hoa and Only Deals would need to be <br />removed, and the height would need to be extended in <br />order to accommodate the sign. <br />Knudsen asked if there were any other reconstruction <br />options available to accommodate the sign. He stated <br />that the next renter may want a sign that is not <br />consistent with the existing sign. Grootwassink <br />stated that Budget Power will be filling his last <br />vacant space. <br />Grootwassink added that the display area would be <br />4 <br />Page 16 <br />
