Shoreview - Building <br />Setbacks <br />lot line <br />Permits are required for all sheds. <br />of 5 feet are required from the side <br />and 10 feet from the rear lot line. <br />Vadnais Heights - Building Permit required if value over <br />$500. <br />Setbacks of 5 feet are required from the <br />side and rear lot lines. <br />Little Canada - No building permit required. <br />Setbacks of 10 feet are required from the <br />side and rear lot lines. <br />It should also be noted that the Uniform Building Code exempts <br />"one -story detached accessory buildings used as a tool and <br />storage shed, playhouse and similar uses provided the floor area <br />does not exceed 120 square feet" from building permit <br />requirements. <br />Based on the results of this survey as well as previous Council <br />discussion, it is staff's recommendation that sheds 120 square <br />feet in size or smaller which are not set on a permanent <br />foundation be exempted from building permit requirements. Staff <br />also recommends three foot minimum setbacks from the side and <br />rear property lines. The rational for the three foot minimum <br />setback is that three feet would allow for maintenance and mowing <br />around the shed without trespassing onto adjacent property. <br />If the Council supports this recommendation, staff should be <br />authorized to prepare the appropriate ordinance amendments. <br />Page 63 <br />
